A Conversation with Kim Miller, a participant in Leaders Elite

 

How long have you been in real estate?  Where and with what company?
I received my real estate license in June of 2008 and work with Reece and Nichols Warrensburg/Whiteman Realty, LLC in Knob Noster, Missouri.

What made you decide to take Leader’s Choice classes, especially Leaders Elite?
The Reece and Nichols Corporate office offered all their agents the opportunity to attend Leader’s Choice last fall.  I attended the seminar which was an overview of the program and instantly became a Mark Leader fan.  His enthusiasm and passion for teaching shows through at every class.

I have over 10 years experience in the education field and knew the importance of training to become successful in real estate.  Mark’s classes were very informative and I always walked away learning something new.  The materials provided (books and CDs) and the in-class simulations were very important.

It was an obvious decision to continue with the Leaders Elite program with the success that I have seen with the Leader’s Choice program.

Has your real estate income increased since you started the Leaders Elite program?
Since this was my first year, I honestly can’t compare.  However, I have several friends that started in real estate within months of each other, and I can say that I have sold twice as much as any of them.

What do you think has been the most important thing you learned through Leaders Elite?

The importance of listings!!!  ”Listings are the key to the top” is a statement that Mark made in one of his webinars.  This is so true.  You must consistently prospect (market yourself) to get listings.  It is a two-fold process:  The more listings you have, the more signs you have out and this increases the number of buyers that could call you from your signs.

What has been the most challenging aspect of your career during the past year? How have you resolved it?
I have never worked in the sales field prior to this and it has been very hard to continuously stay positive and focused on prospecting.  I am very lucky that I have the opportunity to work for a FANTASTIC broker, Karen Kenepp.  Karen is very good at motivating you and helping you to look for new ways to prospect.  I am very fortunate to work in an office that is very much a team and willing to help.

All the webinars with Mark are very inspiring and also helped a great deal.

Have there been tips from the Leaders Elite webinars or coaching which have helped you? How?

I really enjoyed the seminars and taking the psychological approach to real estate.  I really enjoy the daily motivational emails.

About Your Real Estate School

A quick note to the LeadersChoice staff….

I have been an agent for almost 4 years now and have done relatively well with sales up to this point.  I am by no means a top producer or taking home the bank, but I do make more than I was making in my previous profession.  Up until a few weeks ago I honestly had no idea that there was a type of course such as yours that focused on improving an agents overall business, but I heard about you through an article on http://realestatelicensedirect.com.

I guess my question is this, what types of guarantees(if any) do you make in regards to the outcome of your courses? I would not mind spending the money on a service that was guaranteed to benefit me, I am strong believer in the “you have to spend money to make money” philosophy. I think I am concerned that this is geared towards the beginner, not making any money type of agents, which I am not. I do know some “tricks” of the trade, but as anyone would love to make more money than I currently am.

I would love to hear what any current or former students have to say in regards to my concerns, but would also be interested to hear how the staff respond as well.  Thank you for your time.

Great Spirit and participation shown by all this week.  We are getting on more appointments and building inventory.  The results will come soon.  Keep prospecting and setting appointments.  That is job one.  Keep it simple and work smart.  Keep your Goals in view and work your plan.  I am confident that you will continue to improve and have success.

After this session you may be feeling excited, tongue tied and perhaps a bit fearful that you will not be able to master objection handling as well as you need to. I didn’t always sound as proficient as I do now. What made the difference? What always does… drill, practice and rehearse. This week find a partner and role play till you feel confident and competent. Don’t allow fear to stop you from confronting head on the most common stalls and objections. If you are going to move a prospect from a, “Perhaps,” to a, “Yes,” competency in objection handling is the key.
You have one more week to reach the goal you set at session one. If you’ve achieved it already, BRAVO; if not, it is never too late. Go for it, gang!

If you’ve made it this far, it means that you are a true winner willing to invest in your success. Now it’s time to be sure that you are bringing prospects’ homes to market in the right way. A home that will not sell is not a listing, it is a liability! If you are carrying some “liabilities,” use what was learned this week to reposition the properties so that they’ll sell! Expired listings ruin your reputation, and you’ll rarely, if ever, get a referral from a seller whose listing expired. Beat last week’s stats!

Hello Gang!

Great week with lots of enthusiasm and activity.  Both teams had improved stats this week, way to go!

Top team was the “Rock Starts” led by Guy Brooks who also won most improved team with a 305% increase.

Kudos to Lynette Grout’s “Soaring Eagles” who have doubled there productivity this week.

Our collective closing percentage was just over 30% and with the training this past week and the employment of the tools and techniques, great results will follow.
